Checking whether a building would survive its own fire
A fire audit examines whether a premises can prevent, detect, contain and survive a fire, and whether everyone inside can get out. It covers fire load and ignition sources, detection and alarm, suppression and hydrant systems, compartmentation, means of escape, emergency lighting, signage, and the human side: trained fire wardens, drills, and evacuation arrangements for anyone who cannot use a staircase. It assesses the building and its occupants together, because neither is safe without the other.
In India the reference points are the National Building Code, state fire service rules and the fire no objection certificate regime, alongside occupancy specific requirements. Audits are commissioned by manufacturing sites, warehouses, hospitals, hotels, malls, schools, high rise offices and residential complexes, often for insurance, for a licence renewal, or after an incident nearby focused attention. Landlords and tenants both ask, usually about the same building and rarely at the same time.
From hydrant pressure to the last exit door
The audit is physical. We measure and inspect rather than read the file: hydrant and sprinkler pressures and pump performance, water storage against requirement, detector coverage and panel condition, extinguisher type, placement, pressure and servicing, hose boxes, riser and pump room condition, and the state of fire doors, dampers and sealed penetrations where services pass through walls. Cable shafts and false ceilings get opened, since that is where compartmentation quietly fails.
Then escape. Travel distances, exit widths, staircase pressurisation, obstructed or locked routes, signage visibility, emergency lighting and assembly points are checked against actual occupancy load rather than the original drawing. Electrical panels, hot work practice, flammable storage and kitchen and utility risks are reviewed as ignition sources. We talk to the security and maintenance staff who would respond first, because their instructions are frequently different from the written plan.
The report, the compliance position and the drill that follows
The report sets out each deficiency with photographic evidence, the requirement it breaches, a risk rating and a specific corrective action, separated into what needs a contractor, what needs capital and what the maintenance team can fix this week. We give a compliance position against the applicable code and rules. MSCi performs the audit directly. Statutory clearance remains a decision for the local fire authority, and we prepare you for that inspection.
Sites usually act fastest on the cheap items, and those matter: an obstructed exit, a locked stair door, an extinguisher last serviced years ago. Beyond that, the report gives a defensible basis for the capital request that has been refused twice already. Insurance discussions improve. And when the drill is run afterwards, evacuation time gets measured rather than estimated, which normally ends the argument about whether the arrangements work.
